Sequencing is the whole job
A whole-home remodel is not six small remodels — it is one dependency chain. Structural work has to precede rough-ins, rough-ins have to pass inspection before insulation, and finishes cannot start until the house is dry and dust-free. We build the sequence first and hold trades to it, which is why our schedules survive contact with the actual house.
Respect the house, modernize the systems
Craftsman trim, fir floors, and original casings are worth keeping; sixty-year-old wiring and uninsulated walls are not. We separate character from liability early, salvage what should be salvaged, and bring the systems behind the walls to current code while the walls are open — because that access never gets cheaper than it is right now.
Living through it, or not
Some clients stay in the house and we phase the work so there is always a functioning bathroom and kitchen area. Others move out and we compress the schedule. Both work; the choice changes the sequence and the cost, so we make it in the planning phase rather than in week three.
