Cabinetry is the single largest line in nearly every kitchen we build, followed by countertops and then labor for anything that moves. Keeping the sink and range where they are keeps the number in the lower half of the range; relocating plumbing or gas, opening a wall, or reworking the panel moves it up. We show you which decision costs what before you commit, so the budget is a set of choices instead of a surprise.

Much of the region's housing stock predates modern kitchen electrical loads. When we open walls in a 1920s Ballard bungalow or a 1960s Tacoma rambler, we regularly find undersized circuits, no dedicated appliance runs, or plumbing that will not pass inspection as-is. We look for that during the assessment and price it in writing rather than discovering it mid-project and issuing a change order.
